Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, a completed application and required fees are what secure your spot. We recommend moving quickly once you find a property you love, as qualified rentals in the Destin and 30A market move fast. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but tenants are typically required to pay the first month's rent and a security deposit prior to move-in. Some properties may also require last month's rent upfront. All specifics will be clearly outlined before you sign. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a binding lease agreement, generally 18 years or older. Every adult occupant is required to complete a full application and screening process. -
Is the deposit refundable?
Yes, security deposits are refundable provided the property is returned in good condition, all lease terms are fulfilled, and there are no outstanding balances. Deductions may apply for unpaid rent, damages beyond normal wear and tear, or cleaning fees. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet our income, credit, or rental history qualifications. Cosigners must independently satisfy our financial standards and execute a guarantor agreement prior to lease signing. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. You will need a completed application, the applicable application fee, and supporting documentation such as proof of income and a valid form of identification. Our screening process is thorough and designed to place qualified, reliable tenants. -
How do I pay rent?
Rent can typically be paid online through your tenant portal, via automatic bank transfer, or by check or money order depending on your property's available payment options. On-time rent collection is a priority we take seriously on behalf of our property owners. -
I want to get a pet. What should I do?
Before bringing a pet into your home, review your lease agreement and reach out to our team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have restrictions in place. Always get written approval before moving forward. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease share equal responsibility for the full lease term. If you plan to vacate while a roommate stays, the remaining tenant may need to requalify independently or identify an approved replacement tenant. Contact our team as early as possible so we can guide you through the process properly. -
My lease expiration is coming, and I want to move out. What should I do?
Your lease outlines the required written notice period before vacating, most require 30 to 60 days advance notice. Review your agreement carefully and submit your intent to vacate in writing before the deadline to avoid any additional charges or lease obligations. -
